Investing in Real Estate in Dubai – Key Information


Purchase Process


Foreign nationals can legally own 100% of a property in designated freehold zones.Purchases can be completed entirely online – without physical presence – with notarization of the contract and passport.Payments are made directly to the developer or via an escrow account (a secure account that protects the buyer).


Flexible Payment Plans


Most developers offer installment-based payment options – typically with a 10–20% down payment upfront and the remainder during construction.Post-handover plans are also available, allowing up to 50% to be paid after project completion.


Return on Investment (ROI)


Dubai offers a high return on investment – averaging between 6% and 10% annually, particularly through short-term rentals in tourist zones such as Downtown, Marina, Business Bay, Palm Jumeirah, and others.


Property Rental & Management


Nobilis Luxuria provides complete property management – from listing and renting via Airbnb and Booking platforms, to maintenance, cleaning, and guest communication. Management is offered with a 15% revenue commission, with no hidden costs.


Booking & Reservation


To reserve a property, a booking fee ranging from AED 5,000 to AED 20,000 (approx. €1,200 – €5,000) is typically required.This amount is deducted from the total property price.


Maintenance Costs & Annual Income


Annual maintenance fees range between AED 10 and AED 25 per square meter. Rental income can reach up to €10,000 annually, depending on the location and rental type.


Resale Possibility


Once 40% of the property price has been paid, resale becomes possible.There is no capital gains tax, and annual property value appreciation averages between 5% and 12%.

The only mandatory additional cost during purchase is the 4% DLD (Dubai Land Department) fee for property registration.


Minimum Investment Starts at €200,000.
